So you’ve got your very own BTO flat – congratulations! This is a huge milestone, and we're sure you're excited to start this new chapter in your life. But before you pop the champagne and roll in the pineapple, there are a few things you need to know about the HDB key collection process.
From essential documents to post-collection procedures, this guide will walk you through everything you need to prepare for a smooth and stress-free experience. So, let's dive in and get you ready to collect the keys to your dream home!
Getting Ready for the HDB BTO Key Collection Appointment
Before you head down to HDB Hub for your key collection appointment, there are a few things you'll need to take care of. Here's a checklist to help you prepare:
Solemnisation of Marriage
If you've applied for your BTO flat under the Fiancé/Fiancée Scheme, remember that you'll need to solemnise your marriage within three months of collecting the keys to your flat. So, ensure you have your wedding plans and your marriage certificate ready.
For marriages registered overseas, you must submit a copy of your marriage certificate to HDB within three months of key collection.
Outstanding Payment Settlement
If you’re not taking a housing loan or you’ve taken a HDB loan, payment will be made during the key collection appointment. For loans taken from a financial institution, you’ll have to make payment before the appointment.
Ensure you've settled any outstanding payments to HDB, such as rental fees, mortgage instalment payments, upgrading costs, or repair costs, for a smooth process.
Disposal of Existing HDB Flat
If you own a HDB flat, you must dispose of it through sale or transfer within six months of collecting the keys to your new BTO flat. This means you'll need to plan the sale or transfer process well in advance to ensure you meet the deadline.
Set Up and Activate SP Utility Account
To ensure you have running water and electricity for your defect checks and move-in, activate your SP utility account at least one day before your BTO key collection date.
You can apply for the account online or at an SP service centre with your identification card, proof of ownership, and a completed application form. Remember that you'll need to pay a security deposit, which will be refunded when you terminate the account if there's no outstanding balance.
Purchase of Insurance
If you're taking an HDB housing loan, you must purchase a fire insurance policy from HDB's appointed insurer, Etiqa Insurance. This insurance will cover the building structure, fixtures, and fittings provided by HDB.
However, as it doesn't cover your personal belongings or renovations, you might want to buy additional home contents insurance to supplement the protection.
The HDB Key Collection Appointment
In the lead-up to your HDB BTO key collection appointment, you can monitor the building progress of your flat through the My HDBPage. Once your flat is ready, HDB will notify you of your key collection date.
Do note that if you fail to collect keys to your flat within the stipulated time frame, the flat application will be cancelled, and the option fee will be forfeited.
Can I Reschedule My Key Collection Appointment Date?
Under the Agreement for Lease (AFL), you must take possession of the flat within one month from the date of HDB's notice. However, if you need to reschedule your HDB key collection appointment, you can submit a request online via My HDBPage using your SingPass credentials.
Keep in mind that all applicants must attend the appointment for the collection of keys at HDB in person. If an applicant cannot attend, they must engage a solicitor to prepare a Power of Attorney to appoint another person to act on their behalf. This appointed person will then need to attend the appointment with the certified true copies of the Power of Attorney.
What You Need to Bring for the Key Collection Appointment at HDB
Identification
All applicants must bring their original NRICs for the collection of keys at HDB. This is to verify your identity and ensure that the correct individuals are receiving the keys to the flat.
Certificate of Insurance
If you're taking a HDB housing loan, you'll need to provide a valid certificate of HDB fire insurance on the flat during the appointment. This confirms that you have the necessary insurance coverage as required by HDB.
Singpass
You'll need your Singpass login and its 2-Factor Authentication (2FA) set up if you're using your CPF savings to pay for the flat purchase. This allows you to access your CPF account and make the necessary payments during the appointment.
Copy of Power of Attorney (if applicable)
If an applicant cannot attend the appointment in person, their appointed attorney must bring along the original Power of Attorney document, as well as one true copy of the document certified by the solicitors and two photocopies.
HDB Key Collection Appointment Letter
Don't forget to bring your completed HDB Appointment Letter, which you'll receive within two weeks before the appointment. You can access and print this letter by logging into My HDBPage.
Tips to Prepare for Your Key Collection Appointment
- Prepare your documents: Start gathering your documents as soon as you receive the notification for your HDB key collection appointment. Make copies of all essential documents to avoid any last-minute scrambling.
- Prepare a checklist of queries: Your key collection appointment is an excellent opportunity to clarify any doubts or questions about your new flat or the homeownership process, so have your questions ready.
The HDB Key Collection Process: What to Expect
All applicants must attend the BTO collection of keys appointment in person at the Sales Office in HDB Hub at Lorong 6 Toa Payoh. Here's a quick overview of what you can expect during the appointment:
- Identity verification
- Unit address confirmation
- Loan confirmation (HDB or bank) and payment

What to Do After Key Collection
Property Defect Inspection
All HDB BTO flats are covered under the Defects Liability Period (DLP) for one year, so inspect your flat for any defects before you move in or start any renovation work. This check is to avoid confusion between the building and renovation contractors over any potential damages. You can do the inspection personally or hire a specialist.
As rectification work during this period is free, you are highly encouraged to report all defects, even minor ones, to HDB.
Disposal of HDB Flat
If you have an existing HDB flat, you'll need to dispose of it within six months after collecting your keys. Similarly, if you're currently renting a flat, you'll need to terminate your tenancy and surrender the rental flat with vacant possession within four months of your flat purchase.
Preparing early and knowing what to expect can make your HDB BTO key collection a smooth and memorable experience. As you embark on this exciting homeownership journey, remember to seek professional advice whenever you’re in doubt.
